Q.  How are you different from real estate agents?

A.  Real estate agents 'list' properties. They charge you a commission to sell your property. There are no guarantees if, when and how much your property will sell for. The average property takes months to sell, some can take over a year or more! Add to this the fact that you have to always be ready at a moments notice to show your house, and you better make sure the house is always spotless!  This uncertainty causes great stress and anxiety.  Usually not until the day your property sells and you get your check, do you even know exactly how much you’re going to receive.  At Property Solutions Of NJ, we let you know up front if we can help you, how we can help you, exactly how much you will receive from the sale of your home, and a precise time frame so there are no surprises!  We want you to have a fast, hassle-free, stress-free sale!


Q.  Will I get the same amount of money selling my home to you?

A.  Please do not confuse what a real estate agent tells you is the value of your property, with how much money you will actually put in your pocket if and when the property sells.

First of all, it is very common for a home or property to sell for 7 to 10 percent less than what the real estate agent lists it for.

Secondly, when using real estate agents, it not uncommon that you as the seller, will probably be required to do a number of repairs to satisfy the buyer.  These repairs could cost thousands of dollars.

Third, do not forget your holding costs. Your loan payments, taxes, insurance and utilities can really be a huge burden, especially if you have already purchased another home or you are in a situation where can no longer afford these payments.   

Finally, there are commissions to the real estate agent which average 6 percent, and your closing costs which are usually 3 percent.

Bottom Line:
A real estate agent could tell you your house or property is worth 'X' amount of dollars.  By the time your agent sells it, subtracts your buyer's discount, holding costs, repair costs, commissions, etc. etc., you might have waited months and months (if you're lucky!) to put this bottom line into your pocket.  If your home qualifies, we can do this in a matter of weeks, not months!  We will let you know up front if we can help and give you real numbers, not just tell you what you want to hear.
